Regardless of our agency relationship with the seller, I have a duty to act fairly, honestly, and with good faith to all parties and we must inform you of any reasonably discoverable defects or conditions that may affect the value or desirability of the property.

Home Buying Checklist

Shopping for a home can be a daunting task. There are many things to look out for but I want to make things as easy and safe as possible.

For your convenience, I have included a HUD Checklist, which you can download, print and take along to use as a checklist while home shopping.

There are ways in which I can work with you as my valued customer

Broker represents seller as "Client" (Buyer is customer)
In most real estate transactions in Vermont, the listing and cooperating brokers (subagents) are the agents of the seller and owe primary loyalty to the seller. However, although the seller-client employs and pays us, we still work closely with prospective buyers and can provide many valuable services and necessary information.

The services we can provide you as a buyer-customer are:

  • Explain basic real estate terms and concepts.
  • Explain Vermont standardized forms.
  • Explain how the buying process will work.
  • Explain how the Multiple Listing Service (M.L.S.) works.
  • Provide data about available properties in the area.
  • Provide data on real estate values, property taxes, etc.
  • Provide information on schools, churches, recreation, and community.
  • Show you properties that meet your specific criteria.
  • Disclose material facts about the property condition.
  • Check necessary applicable zoning and building permit availability.
  • Provide information about financing alternatives.
  • Provide information on sources of financing and recommend a professional to suit your needs.
  • Help you write the offer at the price, terms and conditions that you wish.
  • Present all offers promptly to the sellers.
  • Explain the escrow process.
  • Offer the property without discrimination.
  • Estimate monthly expenses and closing costs.
  • Assist in the closing process.
  • Assist in obtaining title and insurance information.
  • Respond honestly and accurately to questions about the property.

As the sellers broker, we cannot negotiate for you, advise of the sellers bottom-line price, or disclose any confidential information (i.e. sellers motivation to sell) unless the seller authorizes it.
